Finding a Rental in Valencia? Here's How We Do It — And Why It Works

The Valencia rental market is one of the most competitive in Europe right now. Properties disappear within days — sometimes hours — of being listed. Landlords are cautious about renting to foreigners. Agencies are charging fees that are, frankly, of questionable legality. And most of our clients are trying to navigate all of this from thousands of miles away.

It's a lot. Which is why we've built a rental search service that takes the whole process off your plate — and puts someone who genuinely knows this market firmly in your corner.

The Encantada World Difference

Before we explain how we work, here's the most important thing to understand about what we do:

We are not a rental agency. We work for you.

A rental agency's job is to rent the landlord's property. Our job is to find you the right home. That distinction matters enormously — because it means that when we give you feedback on a property, it is honest. If the apartment is smaller than it looks in the photos, we'll tell you. If the street is noisy, we'll tell you. If the finish isn't worth the asking price, we'll tell you.

We have no incentive to put you in the wrong apartment. Our only incentive is to find you the right one.

How Our Rental Search Service Works

Step 1 — Initial Consultation We start with a conversation about your specific requirements — location preferences, budget, must-haves, nice-to-haves, timeline, and the particular circumstances of your move. Every client is different and we want to understand exactly what you need before we start searching.

Step 2 — Sample Properties To make sure we're fully aligned with your vision, we ask you to share examples of properties you like — from Idealista, Airbnb, Pinterest, wherever. This helps us calibrate our search precisely to your taste rather than working from a vague brief.

Step 3 — Test Search Before diving in fully, we run a preliminary search to confirm that what you're looking for actually exists at your budget in your preferred area. Better to have this conversation early than to spend weeks searching for something that isn't there.

Step 4 — Full Search Once we're aligned, we get to work. We tap into our network of agents across Valencia, search every relevant platform, and actively pursue new listings the moment they appear. In a market this fast, speed matters — and having someone monitoring the market full time on your behalf is invaluable.

Step 5 — Property Visits & Videos We visit every shortlisted property in person and record detailed, honest video walkthroughs — covering everything from the size and condition of the rooms to the natural light, the noise levels, the feel of the street, and anything else we think you'd want to know. For clients who want to be more involved, we can arrange live video calls so you can see the property in real time.

Step 6 — Honest Feedback This is where we earn our fee. We give you our candid, professional assessment of every property — the good and the bad. No spin, no pressure. Just an honest opinion from someone who knows Valencia's rental market inside out and has your best interests as their only priority.

Typically, we find the right apartment within four to five viewings. Occasionally — on a good day — the first one is the one.

Step 7 — Profile & Negotiation Once you've found a property you love, we present your profile to the agent and landlord in the strongest possible way. In a market where landlords are cautious about renting to foreigners, how you are presented matters enormously. We know what landlords want to see, and we make sure they see it.

Step 8 — Contract Review Before you sign anything, we make sure the contract is reviewed properly. We have seen contracts so poorly written that they needed to be rewritten entirely. With Maria's legal expertise available, you can sign with complete confidence.

For Clients Searching From Abroad

The majority of our clients — particularly those relocating from the US, Canada and Australia — begin their search before they arrive in Spain. Our remote search service is specifically designed for this.

You don't need to be in Valencia to find your apartment. You need us to be in Valencia — which we are, every day.

As Doug Brown discovered when searching for his Valencia apartment as a digital nomad:

"The market in Valencia is very competitive right now and she was great at helping to keep us from panicking when repeated apartment options fell through and we were still homeless only days before we arrived in town. She listened to our needs and we both felt very comfortable trusting her guidance about which apartments to consider and which to skip. When we first talked to Encantada last year, we thought the service seemed very expensive, but in the end we decided to try them anyway — now after going through the process and seeing all the work Steph and team have to go through and how helpful it was to have her making calls and looking at apartments while we were still out of the country, it seems like money well spent!"Doug Brow, Digital Nomad

It's Not Just About Finding the Apartment

For many of our clients — particularly families relocating from North America — finding the apartment is just the beginning. The rental search is part of a much bigger move: visas, NIE numbers, school enrolment, bank accounts, padronamiento, utilities, healthcare registration.

We are there for all of it.

Lisa Lowy moved from California with her husband and two young children:

"We are a family of four, which included our 11 and 7 year old children, who moved to Valencia with eight duffle bags, four carry-ons, four backpacks and a dream to live in Spain. We could not have been luckier to find this group to assist in making our dream a reality. From booking a van to pick us up from the airport that first night, to helping us find an apartment, to helping us with NIE documents, banking, and school registration for our kids, the team went above and beyond every time. In addition, once we settled in, we were invited to summer and winter social events where we met other expat clients, many of which have become lifelong friends."Lisa Lowy, California

Natasha Klein relocated her family of six from Canada:

"As a family of 6 moving from Canada to Spain we needed someone who we could rely on and also understand our needs. It didn't take long for us to connect with Stephanie and she found us an amazing apartment in Valencia. She was professional, very responsive and easy to work with. She knows the city very well and was a pleasure to work with!"Natasha Klein, Canada

And Hind Kabaj, who moved with young children and needed help far beyond just the apartment:

"They helped us find an apartment — going there for us, taking videos, negotiating the contract — as well as with administrative elements like empadronamiento. We also had so many questions and needed help with various aspects — we are a family with small kids and needed assistance finding daycares. Steph went above and beyond advising us and answering all of our questions."Hind Kabaj

For Clients Who Need to See It in Person

We understand that some clients simply cannot commit to a property without seeing it themselves — and we completely respect that. For clients who prefer to visit Valencia before signing, we coordinate the entire viewing schedule and accompany you on every visit, providing our professional perspective and honest assessment in real time.

Eric Mencher and his wife came to us for both their apartment search and their TIE residency cards:

"We cannot thank Stephanie and Maria enough for navigating us through the process of obtaining our TIEs and finding an apartment in Valencia. They are experienced, knowledgeable, patient, personable, and a delight to work with. There is no way we could have handled this ourselves. Our advice to anyone making the move to Spain is to work with these two amazing pros to help ease your way into residency."Eric Mencher, New York
